Our design is conceived in response to environment and landscape since we believe our surroundings directly influence the quality of our lives . We seek to explore the complex possibilities within the relationship between architecture and the landscape, and through creative thinking, try to increase the quality of light and space. Our designers are trained to think about design solutions that people may overlook.

We believe that high quality design is never expensive. We give the very best with the combination of research, good advice,innovative and clever ideas, ingenuity and careful specification. 

We use a RIBA-based staged approach, set out with key, demonstrable milestones, letting our clients to fully participate in and enjoy the whole design process, without having to bother about hiring and separately managing a multitude of independent consultants, or forthcoming uncertain fees. 

Planning permission is required in most of the building work where existing volume is extended or modified, or change of use and new build development is proposed. Our planners, each having a  wealth of experience, extensively study the specific conditions, policies, and land classification set by each borough to obtain all types of planning applications. 

Our planning team provides: Design and access statements, Traffic management plans, Environment Impact Assessment reports, filling planning application forms and CIL forms, and integrate all the supporting documents from our network of external consultants, dealing with planning conditions. We pride ourselves on maintaining over a 90% success rate for planning applications & have successfully designed and submitted complex planning schemes.

Building regulation drawings are mandatory for any project that involves construction work and health and safety. The designs approved in planning applications will be progressed and detailed out to create a set of high quality construction, mechanical, electrical and plumbing drawings, along with specifications and schedule of work. Our team will regularly liaise and discuss with the client during this stage.

We work with a trusted third-party structural engineers who design and produce full structural drawings and calculations, along with plumbing and drainage consultants and other specialist consultants. 

In most cases, a party wall agreement is necessary. We work with our known party wall surveyor who will issue the relevant notices as early in the process as required. As this can be a long lead, we  recommend starting this process as early as possible in the design phase.

Building Control is mandatory in all construction projects from refurbishment, garage conversion to new build. They ensure that buildings are designed and built in accordance with the Building Regulations and associated legislation.  We work with both, private and council building control. 

Our team will review the bids and point out discrepancies between different estimates. We will advocate for the client while speaking the language of construction with the contractor and help mediate if miscommunications occur. We prepare different types of the construction contract documents for execution. 

 

Once the construction starts, our contract administrator will make regular visits to the work site and be in touch with the contractor for troubleshooting, issuing variation to contract, schedule of defects, progress meeting, consider claims, final certificate, along with making sure the designs are implemented correctly.

Meeting with Clients

The initial step is to fully understand your requirements by carefully listening. We will carry out a local research :precedent study and planning limitations. After an initial consultation we will prepare a detailed design fee proposal. 

During initial consultations, our advice is measured against planning regulations set by council and budget set by client. 

Upon instruction we conduct a full measured survey of the property.

CONCEPT DEVELOPMENT & BUDGET

The conceptual stage is a collaborative process where we work with you to refine the optimum layout for your needs. We offer a full 2D CAD drawing service.  If requested we can then produce photo rendered 3D images to assist in the visualisation of the completed project.

Once the concept designs have been agreed we will prepare a preliminary budget and highlight any areas of cost risk.

PLANNING

Once the concepts are signed off, we submit the required planning or permitted development applications & manage the planning process during the statutory eight-week process.

CONSTRUCTION DRAWINGS

We produce a detailed technical drawing package for tender, construction & building control approval. We integrate the structural engineer’s drawings and any other third party specialist information required by the project.

Normally, this stage begins after planning permission is granted, however we can start this process earlier if we are fairly convinced of obtaining the planning approval. Clients who are keen to start construction proceed with this phase while awaiting planning permission approval.
